LAWN TREATMENT PROGRAM
Step 1: Pre-Emergent Herbicide (Late April - Early May)
- Dimension herbicide combined with granular 13-0-0 fertilizer
- Prevents over 45 different weed seeds from germinating and is the only herbicide that delivers pre-emergent AND early post-emergent control of crabgrass
- Provides the initial dose of nitrogen to promote turf growth
Step 2: BroadLeaf Herbicide (May)
- TZone liquid broadleaf herbicide
- Kills the toughest broadleaf weeds on turf, including dandelions, wild violet, ground ivy (creeping charlie), oxalis, and clover
Step 3: Fertilizer (Late May - June)
- Spring Valley granular 20-0-4 fertilizer
- Provides plenty of nitrogen so grass blades can “green up,” growing straight and strong
- Contains potassium to help cool-season grasses combat stress, drought, and disease
Steps 4 & 5: Fertilizer (Mid-Summer & Fall)
- For granular 20-0-4 fertilizer, refer to step 2 for details
Step 6: BroadLeaf Herbicide (Fall)
- TZone liquid broadleaf herbicide, refer to step 3 for details
LAWN FERTILIZATION
After weathering tough seasons, your soil may be depleted of essential nutrients, but our tailored approach will help your lawn bounce back stronger than ever. We typically recommend four strategically timed fertilization treatments, two before July, one in the summer, and one in the fall, to ensure optimal health and growth throughout the year.
Our skilled team takes great care to apply fertilizer evenly across your lawn, avoiding spills and preventing any burning. Within just 10-14 days of fertilization, you'll notice a remarkable difference as your lawn transforms into a lush, green oasis. All you need to do is add water!
WEED CONTROL
We understand the frustration that invasive weeds can cause for homeowners, which is why we're here to help. Our expert team will work diligently to eliminate existing weeds and prevent them from coming back, giving you a lawn you can be proud of. We take a precise and targeted approach to weed control, carefully avoiding overspray and using only the necessary amount of product.
Within two weeks of our weed control service, you’ll notice an improvement in your lawn’s appearance as pesky weeds start to disappear.
LAWN AERATION
Compacted soil can hinder the growth and health of your grass by blocking essential elements like air, water, and nutrients from reaching the roots. At Jim's Property Maintenance, we offer expert lawn aeration to alleviate this problem and promote a thriving, lush lawn.
To ensure the best results, we kindly ask our customers to water their lawns thoroughly the night before our scheduled aeration service and to flag or mark any irrigation heads present. This helps us provide a precise and effective treatment.
After our skilled crews complete the aeration process, you'll notice a uniform distribution of soil plugs across your lawn; a telltale sign of a job well done! For optimal results, we recommend scheduling your lawn aeration service during the late summer or early fall months.
DETHATCHING
Don't let thatch suffocate your lawn and hinder its growth. Thatch, a layer of dead and living grass shoots, stems, and roots, can accumulate over time and create a barrier that prevents your soil from receiving the essential nutrients, water, and air it needs to thrive.
At Jim's Property Maintenance, we recommend dethatching your lawn in the early spring (April/May) to remove excess thatch and help your lawn breathe again. This service also helps lift up debris that may have settled in your yard over the winter months, giving your lawn a fresh start for the growing season. We typically perform dethatching in conjunction with our spring cleanup services to ensure your lawn is thoroughly rejuvenated and ready to flourish. SEEDING & SOD INSTALLATION
Seeding typically takes place in late August and early September when the weather conditions are most conducive to growing grass. Occasionally, we will do seeding or sodding in the spring and summer but try and steer our clients towards doing it in the late summer and early fall.
Before starting the lawn renovation, we analyze the lawn areas that need improvement to determine the root cause of the issue. We've found that sometimes the problem lies in malfunctioning irrigation systems or less than ideal soil conditions. For customers without irrigation, we refer them to a local company that does sprinkler installation. At a minimum, we make sure that the customer is committed to personally irrigating the area(s) that we will be renovating.
For seeding, we loosen the existing soil and add fresh topsoil as needed. We then grade and level the project area, spread seed and starter fertilizer, lightly rake the grass seed into the soil, and then put straw down over the seeded areas to help retain moisture and ensure that the seed doesn't wash away.
For sod installations, we start by clearing out and leveling the project area, so we achieve maximum soil contact for the sod roots. If needed, we add fresh topsoil and then roll out the sod.

Lawn Care Pricing & Payment Details
Pricing depends on the lawn care treatment you select. Here’s a basic breakdown:
Lawn Treatment Applications: Our rate for our 6-treatment lawn program ranges from $10/1,000 square feet to $5/1,000 square feet, with a minimum charge for 5,000 square feet ($50). This provides a 20% discount when compared to buying each treatment individually. We also offer a 5% discount if the service is pre-paid.
Dethatching: Our pricing generally ranges from $150 - $750 depending on the size of the property and the amount of thatch present
Aeration: Typically done as a stand-alone service, our pricing often ranges from $150 - $750 depending on the size of the property and the degree of compaction.
Seeding/Sodding: Our lawn renovation projects are bid as material (topsoil, seed, fertilizer, straw) + estimated labor ($150/labor hour). Generally, this lands these projects in the $500 - $2,500 range.
Charges may vary for lawns with excessive overgrowth or unique maintenance needs.

I reached out to Jim with a yard in disarray - Jim heard me out on my concerns, listened to what my goals were (leveling, soil improvement, overseeding), and was up front about what he could & couldn't do. Had our lawn edged by the amazing staff of Jim's Property Maintenance. Nobody likes to do the job of edging their lawn as it is a back breaking, exhausting output of energy. Not only did they do an incredible and professional job of edging the lawn but my husband mentioned that we had dug out a rotted stump by the fence in our alley and he was afraid someone might step into the hole and hurt themselves so if they wanted to dump some of the dirt from the edging in the hole it would be wonderful. They took the time to do just that and level it off to boot. Honestly, our interactions with this great crew of workers has been nothing short of phenomenal.
